is there anything I should look for in a walk through while renting a house (defects & such)?
what all should I ask the agent regarding the terms (who takes care of maintenance, etc)?

any other info helps too! thanks!

Maybe look under the sinks and in the cupboards for mouse poo and water stains..

Also ask about when things like the waterheater, garbage disposal, A/C unit and other important things were put in/last repaired.. I'd definately ask who would be responsible for maintenance..

I agree with Lefty and Melissa.

Also..flush the toilets, run the water in the sinks for a few, check the light fixtures and fans(if any), take a look at all the flower beds and the grass to see how much and what kind of yard maintenance you will have.

Also, don't look for it all in an initial walk through, you will miss plenty :yes

Tell the property manager or homeowner that you would like atleast 2 weeks to write things down as you see them. If it is a good property manager or an experienced owner/agent then they will offer that time to you and use that sheet as your final walk through when you leave.

TAKE PICTURES!!! lol check all the plugs, lights, locks, windows doors. AC
out here def see if you can get maintenance included with the rent. we didn't so we have to pay out of pocket or DIY.

Check EVERYTHING and note ANY item that is marred, broken, etc so that you don't get hit when you move out. Condition of carpeting as well. Normal wear and tear is fine, but if there are stains, you can get hit on those.
