The only issue that we have is our property taxes on one keep going up, and up, and up.. I got a mortgage through the FHA program sponsored by Wells Fargo.. I like them because they are a stable bank, and they won't sell my mortgage off to another company, they will keep me as a customer. I've had mortgages where I've been sold off without knowing, and I don't like that.. I'm sure there's nothing WRONG financially with having my lender sell my loan, but I don't like it... :suspect I refied the FHA loans ASAP, because of the interest rate (usually 6-7%...) They are great loans if you don't have a down payment, but the PMI cost me about $150 a month.. You can write off part of your PMI now on taxes, but not all.. FHA is great, but I'd get out from under it as soon as I could if I was you, because they cost alot of extra money in interest and insurance.. But with the crash in Cali last week, I have NO IDEA if any changes have been made... Have you been looking at houses???? Do you have anything in mind?? We are looking at a few houses, but they are beyond our budget with the hopes that we can finagle the price b/c they are foreclosures... We are trying to get another pre-approval for an FHA loan too including down payment assistance to see what those numbers look like. It costs a grand to put in a new tank, but I asked for 2Gs, and got it..:five If I was you, I'd start at 20 grand below asking price..:lol All they can do is say no.... So we are thinking about what you suggested, once we get the finances set up, put in offers for about 10 foreclosures we like, and totally low ball them and hope a few come back without thinking we're crazy or dickheads or both.... Ellen 07-29-2008, 04:23 PM The mortgage on our rental house is thru GMAC Mortgage - Love them. The mortgage on our house was thru Pulaski bank and they sold it to Countrywide. Haven't had any issues with them at all yet. Debra 07-29-2008, 05:10 PM We started out with Washington Mutual but then they sold our account to Wells Fargo.
