*~*Cori*~* 09-17-2008, 06:06 PM Josh and I may be purchasing a home (double wide mobile home but a home non the less) in the next few days! We went and looked yesterday and found a 4 bedroom/2 bath we loved. Its not massive but around 1400 squ feet. The rooms are nice sized! There are alot of mobile homes in this area and they are as nice as a "real" home in our opinion. We can't afford to buy a site built home since we need to keep the payments under $650. Josh is in process of hopefully getting a new job (had 1 interview waiting on another) but we don't want to overload ourselves. So, if he gets this job we can just double up payments and pay it off sooner. :) But, for now we are buying with the mindset we will have as much income as we do right this moment, which I think is the smart route. Our credit is too low to get a mortgage from anywhere(under a 6) so my Mom is going to help us which I am so grateful for and it was her idea. We will be putting it on their property(they are giving us the land again their idea) so we won't have to buy land.
We have been talking about this for along time but we are finally getting the ball rolling. Our only obstacle is going to be the well/septic which is going to have to placed down. My gradmother's old trailer we have been living in is tied into my Dad's well, but we think we will need to dig a seperate one when we get this house and definitly a spetic system. So, that may be an issue and add a bit to our mortgage, but got to have it.

I would love a huge house but we have to think logically and maturally. With this one being a good deal we can pay if off and buy something bigger if we like later on when we are more established.

My Mom and Dad went and looked at it yesterday and think its great and a great deal. I called today with a few concerns by Dad pointed out(he's always the one to poke hole in your balloon lol but he had legitimate concerns this time) We need a well and septic and we don't have the cash to have it done on our own. Together that could very well run us $7-8grand. So, I called the manager at the place and he said they do finance the well/septic into the mortgage. So, yea, it will make the payment go up some but we have to have it and its better than paying off 2 loans since we would have to take another out to pay for that. Also, he said they took care of all the permits so we wouldn't have to worry about that either. So, it looks like it will be pretty easy going! Maybe within the month we will have a new home!!! :woohoo

7 or 8 grands wont make that much of a difference on your payments.

*~*Cori*~* 09-19-2008, 03:02 PM I was wayyyy off on the square footage! I had forgot to ask and we were just estimating. Its not the really massive long/wide double wides. Its a wide yet shorter one with 4 bed/2bath. But I called a little bit ago and the lady said its a 32/56 which is 1792sq ft :wow I never would have thought that! Not bad for $62,000 :D

He said that from watching the news(whatever fox news is the only channel on in their home 99% of the time, since he retired 7 yrs ago lol drives my Momma batty :nutts) that they are saying with the economy the way it is that it is becoming near impossible to borrow money or get a mortgage. And he said today they were saying some places are jacking interest rates up to 20% like on cars etc. He was saying we could not afford the place if the interest rate is skyhigh...:(
My Mom and Dad have the highest credit score you can get so we know that credit won't play into us getting anything. Our credit is too low to get $10 from the bank (lots of bad mistakes early on and I have a bankruptcy 3 yrs old) and its too low to get approved. This was all my Mom's idea. We were going to suck it up and live in this camper sized place or rent something, but the mortgage on this place is cheaper than any rent on something half the size. So my Mom said we need to do this. She said I would be willed my share of the land anyways so I might as well take it now and put a house on it. She wants us to have something nice and she knows we are good to pay it etc. We aren't bad people getting Mommy to cosign for us it was her idea and I am over the top grateful for the chance since so many don't have it and we would be renting for hundreds more a month for years waiting on our credit to get better. :no
Anyways, now Im all discouraged. Mom said you never know till you try. So, Monday we are going to put a loan application through with their bank they finance through and see what happens.

Heather 09-19-2008, 06:10 PM Don't be discouraged by interest rates. We bought our house in July and got 6.5%. Not bad considering when we bought our first house (in 2002) interest rates were at an all time low and we got 7%. Our credit sucks too.
Our house is 4 bedrooms, 2 bathrooms and only 1100 square feet. You'll love the size your getting.

We were given the option to drop it down to a 3 bedroom or keep the 4 bedroom. The square footage stays the same (1563 livable sq feet and its a 32/56) The only difference in the 3 bedroom and the 4 bedroom model we toured is instead of the 3rd and 4th room being 10-1x10-8 it turns into a one room that is 12-11x10-8 and the living room goes from a 17-10x14-2 to a 20-9x14-2. Everything else stays the same. So, since we really only need 3 bedrooms and the 3rd would be a guest room for us since there are only 3 of us, we are going to get the 3bedroom. The rooms are good sized and the livingroom is bigger. It didn't really matter in the end I guess which we chose since it didn't make too much of a difference but in the spare rooms.
So, the manager is going to look over everything and call us later today with what we need to do 1st. :yay

Here is one picture looking from the lvingroom into the diningroom/kitchen. It's not the same color scheme as ours. Ours has a rust color walls in the kitchen and dining room and its also the color of the shutters on the outside. Very nice and subtle. :)
Our walls in the livingroom are not white they are a nice multi color like beige and brown pattern... not sure how to describe it. I wish my camera wasn't broken or I would have taken some pics. I will next time! And our kitchen appliances (dishwasher/stove/fridge/microwave) are all black not white. :D

Oh it is an island!! I LOVE the kitchen!!! You can't see from that pic angle but there there a microwave over the stove a huge fridge with icemaker(that made my day! Im so sick of ice trays :P) and my favorite part is the corner pantry that is really good sized!!! To the right of the diningroom is a door that leads to the utility room which is really big. We have the garden tub and stand alone shower/his her sinks/walk in closet and big linen closet in our master bedroom. We didn't even notice the fireplace option... we are going to ask how much extra is is to add it. We live in FL so we really don't need it, it's just nice to have lol.

You know, the way they build mobile homes nowadays are such much nicer & sturdier than the ones I grew up in! Some of them you can't even tell they are a mobile home! :tu If I had the money, I'd buy one & have it put on the land that is going to DH but since we won't be living there for atleast 10 more years if ever, it wouldn't be worth it!

I am so excited I could burst into tears right now!!
We live in pretty much a camper right now that doesn't even have real doors. Its a straight line with sliding doors to map off between Jer's little room,the bathroom and our room. We can't even turn in our room. We have to walk right in from the bathroom and hop in the bed. Our bedroom and Jer's together is smaller than the spare bedroom at the new house. I mean we have been living rent free for a year so its going to take some budgeting and crunching to get out of the mindset we can splurge like we have been, but it is all worth it!!! :D

We can't afford or have the room to put one of the bigger ones but they have one that is 2254sq feet and it is just incredible!!
Maybe we can trade up after this is paid off but its nice and comfy for us. We are young so its very feasable to have another home later in life. :)
:congrats :yahoo We currently live in 2 bdrm. manufactured home and let me tell ya they are nice! We are looking at buying it and the 6 acres and barn in the Spring. We wouldn't be able to do it if it was stick built. I am jealous of new and 3 bdrms!!! How exciting! Again :congrats!!!!!!!!!!! :yay

*~*Cori*~* 09-22-2008, 04:46 PM I am so torn right now and second guessingour decision to get the 3 bedroom instead of the 4 bedroom. I mean we still have time. They have to get all the financial stuff together before we can proceed with building the place.
The square footage will not change. Its still going to be 1543 sq ft regardless. The master bedroom/bathroom, kitchen/dining room, utility room, second bathroom and second bedroom would all remain the same in both the 3 or 4 bedroom. The only thing that changes is the living room would go from being 17x14 to 20x14 ft but the width again stays the same and instead of having 2, 10x10 rooms that will become 1, 12x10.
What would you do? Would you rather have a 3ft smaller living room and 2 extra bedrooms or a 3 ft bigger living room and 1 extra bedroom.
I don't know what to do... :shrug
DH said he is happy either way but was leaning towards the 3 bedroom since we will only be using 2 bedrooms that still leaves the 3rd for a spare. He asked me to make the call but the part of my brain to make decisions doesn't work apparently because I can't do it... I always second guess or regret so I would rather not do it :nutts

I probably wouldn't care that much about the 3 ft off the living room. And you never know, you may want that 4th room as a playroom or a computer room or game room or something. :dunno I would be torn too.
I so love that your bedroom is seperated from the rest. :D
If it were me I would stick with the 3 bedrooms and have larger bedrooms and living space. But that's me. I like a large living area.
